In response to Coronavirus (COVID-19) additional safety and sanitation measures are currently in place at all properties.
A newly built private property in the wonderful village of Xaghra, tucked away in a complex of private houses of character. Highly finished, with special attention was given to the building in order to maintain the traditional maltese house features.
Entrance into a combined living dining kitchen room overlooking the swimming pool and deck area, ideal for outside entertainment and finished off with a stone BBQ. The ground floor is also equipped with a spare bathroom.
On the 1st floor there are the 3 fully air-conditioned bedrooms and 2 bathrooms, all with terraces. The 2nd floor is equipped with a laundry and another spare toilet, together with a large roof terrace with outside furniture ideal for entertaining.
Complimenting this property is an interconnecting private 1 car garage.

Kindly note that price does not include Malta Eco Tax, we are required by law to collect it on arrival from all tourists, including locals from the age of 18 and over. The tax is € 0.50c per person for each night spent on the Maltese Islands. Capped at a maximum of €5 per person for each continuous stay. This is paid locally in cash only and collected at check in by one of our staff.
Included in this accommodation: All beds will be prepared with the appropriate bed linen, along with extra blankets in the wardrobes should you need further layers. In addition to this, you will also be provided with 2 towels per person – which will be placed on the beds ready for use.
The bedrooms are equipped with AC units that are available with an electronic coin system (€1 & €2 coins) installed at property with a screen to display the credit remaining, each AC unit consumes around € 2 per night.
We will also provide all bookings with 1x dishwasher tablet and 1x washing machine tablet per night of your stay.
Maid service is included when you book for 7 nights or more.

Xaghra also boasts of unique prehistoric temples, which are the oldest standing structures in the world, and together with the burial grounds found close by, are a magnet for historians and archaeologists from all over the world. The main village square with its restaurants and an established café atmosphere is situated 20 minutes’ walk from property.
It is also within a short distance of the island's main summer resort of Marsalforn, with its excellent swimming spots, restaurants, bars, and bustling summer crowds. Closest restaurants. Xaghra square is surrounded with mouth-watering restaurants.

“Overall very nice and quiet place with great features and lovely atmosphere. Living areas are well equipped and can cater for various activities (movie nights, dinners and BBQs). A/Cs always a plus in summer, and reasonably priced.
- Kitchen area was not clean when we arrived
- Insect Netting was damaged in some parts
- Some furniture would need replacement (old)”

Our holiday was very well.
Just a suggestion may be the tablecloths will be better as they do not absorb water. Keeping in mind that the farmhouse is for a number of persons, certain cuttlery should be increased. For ex: one pan is not enough.
Only these few issues that can be arranged for better service and improved quality.
But This is not the first time renting from baron and was always satisfied on the whole. ”

“Our first time in Gozo, we booked Tal Karmnu in Xaghra for our 3 night stay. A lovely well finished property with a plunge pool. We enjoyed much of our stay, however there were a few things that could be improved upon.
The main bedroom mattress was unsupportive, uncomfortable and the supplied linen did not fit properly.
We were not told the property was surrounded by adjoining unfinished townhouses and was essentially a building site. During our stay we experienced jackhammering, trucks delivering building materials with engines running outside the door and other building noise... certainly not ideal conditions to relax. Had we known this in advance we would have chosen another property.
We were also not informed that a pool maintenance man would arrive at 8.30am on one of the mornings, he just walked straight in the front door after one knock and woke us. iIt would have been courteous to have let us know to expect him....or to have him come at a later time in the day or even better, come after our 3 night stay was over.
I’m sure Baron offers excellent service and amazing properties. Unfortunately, we were underwhelmed by our stay in this property.

We try to meet all guests arriving up to 19:00 hours for check in at the property. Guests that are arriving after 19:00 will be given a link with directions and a 4-digit code to retrieve the key which will open the front door. Please view our Arrival details form
No fees charged for bookings cancelled within 48 hours of booking, not applicable for bookings done 48 hours from arrival date.
We strongly advise all guests to purchase travel insurance, in case of the unfortunate event in which you need to cancel your holiday.
All requests to cancel a booking must be made in writing and must be signed by the person who made the booking. You must then post or email the request to Baron Holiday Homes.
If your request to cancel your booking is received more than 180 days before the booking was due to start, we will refund your deposit in full.
Requests to cancel a booking received between 30 and 179 days before the booking was due to start will incur a penalty charge of 10% of the deposit. The remainder of the deposit will ONLY be refunded if the accommodation is re-let for the full period of the intended stay.
Requests to cancel a booking received less than 30 days before the booking was due to start, will incur a penalty charge of 10% of the whole amount already paid.

Infants and extra beds
All children are welcome.
Children under 2 years at check in, stay free of charge when sleeping with parents or in a baby cot. We can offer 1 baby cot free of charge, additional baby cots are charged at €5 per night (these will include bed linen and 2 towels)
Folding beds can be provided for you, at an extra charge of € 10 per night.
Any type of extra bed or child's cot/crib is subject to availability, which subsequently needs to be confirmed by management in writing. All requests must be made at least 1 week prior to your arrival date.
Pets are allowed on request and must be approved in writing, if approved there is € 15 per night fee, capped at € 45 total.
Parties/events are not allowed, under any circumstances.
The wonderful island of Gozo is a small tranquil place. In order to ensure you don’t disturb the local surroundings, we kindly recommend that you keep the volume down at all times - especially between 22:00 and 9am.
Environmental contribution (ECO tax)
The contribution is payable by all tourists who are 18 years or older irrespective of nationality (including locals). It amounts to €0.50 per person for each night payable in cash at check in, spent on the Maltese Islands at any type of accommodation. The contribution is capped at a maximum of €5 for each continuous stay. This applies also to twin-centre stays in Malta and Gozo.
Breakage waiver/Security deposit:
When checking in to your accommodation, a valid credit card is required; In order to complete one of the following two options to cover any damages caused during your stay:
From €150 to €290 per night

From €55 to €145 per night
A modern finished 4th floor apartment served with lift, balcony, free air-conditioning, underground parking, communal pool.
From €95 to €225 per night
