This superbly planned villa forms part of a cluster of three private houses and was designed and built to group specifications allowing for special detail and attention, resulting in a lovely holiday home equipped with modern facilities including Air-conditioning that can be used both for cooling and heating.
As you enter the property you reach a large hallway that leads to a large combined living and dining/ kitchen area, which is beautifully finished with patterned local tiled floors, overlooking the private pool area which is equipped with sun decks and a built in stone BBQ.
This living space is also equipped with an excellent and warming feature of a fireplace, which is perfect if you’re staying during the winter months. Sat adjacent to the living area on the ground floor you have your first bedroom with ensuite facilities, this bedroom also has the luxury of a petite but very peaceful patio area.
A large staircase leads you to the two twin spacious bedrooms (one equipped with bunk beds) and 2 bathrooms.
The highlight of this property is a 6 seater private Jacuzzi allowing you to truly pamper yourself during your stay with us. This property also enjoys the use of an adjacent communal Gym and Sauna.
Pool Dimensions - 7.5 x 4 Meters
Included in this accommodation: All beds will be prepared with the appropriate bed linen, along with extra blankets in the wardrobes should you need further layers. In addition to this, you will also be provided with 2 towels per person – which will be placed on the beds ready for use.
Maid service is included when you book for 8 nights or more.
We will also provide all bookings with 1x dishwasher tablet and 1x washing machine tablet per night of your stay.
Air-condition for both cooling and heating and use of Jacuzzi is included in price.

Sannat is situated on high grounds in the area of Ta Cenc famous for its breath taking cliffs overlooking the Mediterranean sea. This area is perfect for walks and mountain bikes. Places of interest in the village are Ta' Cenc Cliffs, The Watch Tower of Mgarr ix-Xini, the Lace House, The Old School and Palazzo Palina.

Kindly note that price does not include Malta Eco Tax, we are required by law to collect it on arrival from all tourists, including locals from the age of 18 and over. The tax is € 0.50c per person for each night spent on the Maltese Islands. Capped at a maximum of €5 per person for each continuous stay. This is paid locally in cash only and collected at check in by one of our staff.
A mandatory fully refundable security deposit of € 400 for private pool properties and € 200 for properties with shared pool is needed to cover for any damages (excluding normal tear and wear) or/and missing items and will be charged from the card on file with the rest of the amount due 2 weeks before arrival date. This amount will be refunded automatically within 7 days of checkout. Baron Holiday Homes have 48 hours from checkout to report any damage or missing items to guest in writing.

“Our 3 week stay started off a bit sub-optimally when there was no welcome pack at our villa and we arrived after the shops shut! We assumed this maybe something to do with COVID. However after that everything improved as the villa, services and the weather was of course a little bit of heaven. ”
“Overall the stay was very good, farmhouse was very clean and very well equipped. Area is very quite and a good realxing spot especially the Jacuzzi.
Hwever we had 1 incident which almost tarnished all the fun. The steps of the Jacuzzi are not very well designed in fact my mum on the 1st day had an accident where she fell down on her knees while climbing down. Fortunatley she did not need medical help however she has damaged her knee with the fall and since she is not young the effect / damge can be permanent. I am only pointing this out to maybe redisgn the steps and make them a little bit safer for especially older people.

“Lovely farmhouse, very well equipped and very clean. The jacuzzi was an added bonus. However, please attend to the front door lock as it popped open 3 times during our stay. It nearly ruined our holiday as our dogs went missing the first time it happened, but fortunately we found them before they had gone too far. Nevertheless, it was a worry as we had two small children and 2 dogs and we needed to barricade it from inside. This needs to be lockable from inside. We would also have appreciated another set of front door keys.”

“We spent a week, along with a couple of friends at Dar Menzja 1, a comfortable house with good spaces. Very windy week despite the pool area being sheltered by local walls. Nice room with whirlpool and also the fitness area. Small signs, TV not working (only one channel visible), I recommend adding towel racks in the bathrooms. Good reception.”

We try to meet all guests arriving up to 19:00 hours for check in at the property. Guests that are arriving after 19:00 will be given a link with directions and a 4-digit code to retrieve the key which will open the front door. Please view our Arrival details form
No fees charged for bookings cancelled within 48 hours of booking, not applicable for bookings done 48 hours from arrival date.
We strongly advise all guests to purchase travel insurance, in case of the unfortunate event in which you need to cancel your holiday.
All requests to cancel a booking must be made in writing and must be signed by the person who made the booking. You must then post or email the request to Baron Holiday Homes.
If your request to cancel your booking is received more than 180 days before the booking was due to start, we will refund your deposit in full.
Requests to cancel a booking received between 30 and 179 days before the booking was due to start will incur a penalty charge of 10% of the deposit. The remainder of the deposit will ONLY be refunded if the accommodation is re-let for the full period of the intended stay.
Requests to cancel a booking received less than 30 days before the booking was due to start, will incur a penalty charge of 10% of the whole amount already paid.

Infants and extra beds
All children are welcome.
Children under 2 years at check in, stay free of charge when sleeping with parents or in a baby cot. We can offer 1 baby cot free of charge, additional baby cots are charged at €5 per night (these will include bed linen and 2 towels)
Folding beds can be provided for you, at an extra charge of € 10 per night.
Any type of extra bed or child's cot/crib is subject to availability, which subsequently needs to be confirmed by management in writing. All requests must be made at least 1 week prior to your arrival date.
Pets are allowed on request and must be approved in writing, if approved there is € 15 per night fee, capped at € 45 total.
Parties/events are not allowed, under any circumstances.
The wonderful island of Gozo is a small tranquil place. In order to ensure you don’t disturb the local surroundings, we kindly recommend that you keep the volume down at all times - especially between 22:00 and 9am.
Environmental contribution (ECO tax)
The contribution is payable by all tourists who are 18 years or older irrespective of nationality (including locals). It amounts to €0.50 per person for each night payable in cash at check in, spent on the Maltese Islands at any type of accommodation. The contribution is capped at a maximum of €5 for each continuous stay. This applies also to twin-centre stays in Malta and Gozo.
Breakage waiver/Security deposit:
When checking in to your accommodation, a valid credit card is required; In order to complete one of the following two options to cover any damages caused during your stay:
From €155 to €345 per night
A cliff edge, one of a kind property with spectacular views of the channel between the 2 islands, private pool area, air-conditioning, free Wi-Fi.
From €190 to €485 per night
An extraordinary villa, large south facing pool, large mature garden, free air-conditioning, luxurious finishing, private sauna.
From €130 to €290 per night
A cliff edge converted holiday home with spectacular views of the valley and hills, air-conditioning, private pool, BBQ.
